The municipality of Nijmegen selects DUUX plan for Winkelsteeg

The municipality of Nijmegen has selected the DUUX housing development plan by area developer VanWonen as the best plan for a section of Kanaalknoop Zuid. This concerns the subareas In het Park and Aan het Kanaal, located on Nieuwe Dukenburgseweg in Winkelsteeg.
The plan consists of 647 homes, more than 30% of which will be affordable. In addition, there will be 11,500 m² of space for shops, cafés and restaurants, sports facilities and light commercial activity, such as furniture makers and other artisanal trades.
A sustainable connection between the city, water and park
DUUX creates a connection between the Maas-Waal Canal, Winkelsteeg Park, and the city centre. The design features housing, workspaces and recreational areas within a green and climate-proof neighbourhood. Rainwater is collected via green roofs and gutters, and sustainable energy is generated. The presence of businesses and restaurants creates a lively atmosphere, and car parking is accommodated in a multi-storey car park on the edge of this area.
Alderman Noël Vergunst (Urban Development): “Winkelsteeg is a versatile area in development, set to gain 6,000 homes and 3,000 new jobs in the coming years. There will be swimming and sports facilities, abundant green spaces, and excellent bike and walking trails, making it an attractive place to live, work, and meet. DUUX marks an important stage in the development of Winkelsteeg, with 647 homes in various price ranges, a strong focus on affordability, amenities and commercial activity. This plan directly contributes to the realisation of a vibrant new part of the area.”
Alfred Bolks (CEO of VanWonen): “DUUX draws its inspiration from the original landscape, with recognizable variations in elevation reflected in the design. It will be a circular and nature-inclusive area for living and working, proactively addressing climate change and enhancing biodiversity. The area will be transformed into a green and pedestrian-friendly space, offering the charm of a small town centre. With trees and planting providing shade and heat relief, DUUX will be a pleasant place to live, work and relax.”
Partners and planning
VanWonen is partnering with architects ZUS and KOSCHUCH. The first homes will go on sale in 2027, with construction starting at the end of that year. The development of the plan is expected to take approximately seven years.
