Green light for social rental apartments in Park Rapijnen, Linschoten

At the Woerden office of housing association Cazas Wonen, the purchase and construction agreement was signed for 29 sustainable social rental apartments within the Park Rapijnen project in Linschoten, Montfoort municipality. This partnership was formally sealed by Cazas Wonen, Bolton Bouw, and Ontwikkelcombinatie Park Rapijnen, a collaboration between area developers Van Wonen/NU Projectontwikkeling and BPD | Bouwfonds Gebiedsontwikkeling.


Important step for the region
This development meets the growing demand for social housing in the municipality of Montfoort. “With Park Rapijnen, we are not only adding much-needed social housing, but we are also doing so in a beautiful green location that is unique in terms of both the landscape and urban design”, said Saar Spanjaard (Cazas Wonen), who signed the agreement together with Peter van Oeveren (regional director of BPD), Michel Zaadhof (director of Van Wonen/NU Projectontwikkeling) and Peter Bol (director of Bolton Bouw).

Living in green surroundings, close to the city
Park Rapijnen is being developed in a unique spot, nestled between the park and the distinctive ‘slagenlandschap’ (a specific type of polder landscape) of the Groene Hart (Green Heart) region. The 29 social rental apartments will be constructed with due regard for sustainability and architectural quality. The homes comply with BENG (nearly-zero energy buildings, NZE-B) standards and will incorporate natural facade materials such as wood in their construction. The apartments, spread over four floors, are suitable for all ages and have elevator access. There will be one-bedroom and two-bedroom homes ranging from 47 to 63 square meters, each with a private outdoor space and individual storage. A proportion of the social homes may be allocated with priority to local housing applicants. The apartments are conveniently located a stone’s throw from Linschoten’s picturesque village centre, with amenities such as sports clubs and shops within easy reach. Getting to Montfoort, Woerden and Utrecht is also quick, thanks in part to the nearby A12.

Planning
Construction is scheduled to start at the end of November 2025. The handover of the first homes is expected in early spring 2027, simultaneously with the other homes in the area.

Park Rapijnen
The new housing development of Park Rapijnen is taking shape on the southeastern outskirts of Linschoten’s village centre. The plan area is situated near Sportpark Rapijnen, which is home to various sports clubs. This area is transformed into an attractive, green and sustainable park, offering a pleasant environment for living, recreation and sports. Featuring green spaces and water, the new development will accommodate a total of 98 homes across different types and price ranges. Of these, 30% will be social housing in a prime spot overlooking the open meadows, with 25% in the mid-market rental segment.
