VanWonen and Nijhuis Bouw start partnership for 128 homes in Groene Erven in Nijmegen-Noord

On Wednesday afternoon at the Provada real estate fair, area developer VanWonen and Nijhuis Bouw signed a partnership agreement for the construction of the Groene Erven project in Nijmegen. This new development comprises 128 zero-energy homes, designed by MIX architecture. The homes are situated in green surroundings and on the Oosterhoutse Plas lake in Koudenhoek-Noord. Construction is slated to begin in the first half of 2026.


Koudenhoek-Noord, nestled in the heart of the Waalsprong, is set to blossom over the coming years into a delightful waterfront residential area. The new development will feature five clusters (‘erven’ in Dutch) with homes, playfully placed within a gently sloping landscape and around a large green, landscaped field. This field, an important archaeological site, will remain undeveloped. Within the five clusters, residents will enjoy ‘garden nooks’, while ample public green space, alive with colourful flower fields and trees, embraces the entire development.

Mireille Jeurnink, Director of Property Development at VanWonen: “We have developed a varied residential programme for Groene Erven. There will be 82 single-family houses, 16 homes that are suitable for ‘ageing in place’, and 30 affordable terraced houses. Private parking awaits in one of the green parking courtyards, conveniently close to each home. Every home has a lovely backyard, but the outdoor space feels almost endless, thanks to the surrounding natural landscape and low, green property divisions. The plan’s design also encourages residents to engage in shared activities, like maintaining the public green space or organising a barbecue. In other words, a place with delightful greenery, a sense of community and healthy living for all.”

Mink Jaap Ypma, branch manager at Nijhuis Bouw in Apeldoorn, adds: “All homes in this project are highly sustainable and zero-energy. This is achieved using robust insulation, solar panels, heat recovery systems and green roofs. And of course, we’re also integrating provisions for insects, birds and bats. All in all, it’s a wonderful plan with its beautiful architecture, spacious layout and the location on the lake. Planning
VanWonen expects to open registration for the homes around the summer of 2025. The sale will start after the summer (September/October). Construction is scheduled to start in the first half of 2026. The first homes will be handed over just under a year later. More information: www.groeneerven.nl.
