Start of construction celebration Naasteburen project in Zwolle
News item, Area and Property Development
On Tuesday afternoon, alderperson Dorrit de Jong (Housing and Area Development Stadshagen) ceremoniously gave the go-ahead for the construction of 14 ‘Naasteburen’ homes in De Tippe in Zwolle. She did this by unveiling a new street sign. For the Naasteburen project, VanWonen has developed spacious single-family homes, both detached and semi-detached. Weusten Liedenbaum Architects designed the project, and Veluwezoom Verkerk is responsible for its realisation. All homes have been sold. The first homes are scheduled for handover in the second quarter of 2026.
Alderperson Dorrit de Jong: “On these two residential islands, the construction of a new housing project in a water-rich environment is in full swing. With Naasteburen, VanWonen is adding a wonderful, small-scale residential neighbourhood to De Tippe. It’s great that 14 families from Zwolle will soon call this their new home. De Tippe will be a neighbourhood for everyone, providing comfortable and sustainable homes in green surroundings. I wish the future residents much happiness in their new homes!”
Green living in an island setting
Naasteburen comprises two small-scale residential islands. One island will have four detached houses, while there will be ten semi-detached houses on the other island.
Miranda Venekamp-Brandt, director of marketing, sales and rental at VanWonen: “We have developed this plan with sustainability in mind, ensuring we meet current and future needs for the protection of nature and climate goals. For instance, rainwater will be collected, and ample greenery will be planted to provide cooling in the summer. All gardens will border the water. Rather than traditional fences, we will use natural beech and ivy hedges for property boundaries. Residents will enjoy a green and comfortable lifestyle with the charming atmosphere of a small village.”
Ready for the future
The new development’s surroundings offer plenty of space for exercise and sports. Cycling will be the primary mode of transport in De Tippe.
Jasper Allersma, Commercial Manager at Veluwezoom Verkerk: “Every home in this project will be fully zero-energy through integrated building features. This is achieved through good insulation, solar panels and a heat pump. The homes will feature various shades of facing bricks, creating a visually appealing and diverse streetscape. Naasteburen is yet another exciting challenge for our expert team. We’re proud to be bringing this project to life in partnership with VanWonen.”
De Tippe
De Tippe is the newest neighbourhood in Stadshagen, Zwolle. More than 1,300 homes will be built here. This will be a friendly, green neighbourhood, nestled between the vast IJssel landscape, the Stadshagen district and the city of Zwolle. The neighbourhood is easily accessible, with plenty of space for pedestrians and cyclists and few cars on the streets. The Stadshagen train station is nearby. De Tippe is divided into three hamlets, each with its own character: De Zuidpunt, De Stedelijke Radialen, and Het Poldergrid. The Naasteburen project will be realised in Het Poldergrid.
