VanWonen and Van Campen sign agreement with municipality of Zutphen for 347 homes

The municipality of Zutphen, area developer VanWonen and Van Campen Bouwgroep have signed a framework agreement for the development of 347 homes in the new neighbourhood of Schouwbroek. The project offers a diverse range of housing, with sales set to start in mid-2026.


Schouwbroek will be a sustainable neighbourhood on the outskirts of Zutphen. The new development, featuring a total of 420 homes, creates an attractive transition between the countryside and the Leesten East district. VanWonen and Van Campen will build 347 homes.

The City Council adopted the revised environmental plan for the new neighbourhood of Schouwbroek on Monday 13 October, marking a significant milestone. Alderman Rick Verschure: “The Council’s decision moves us one step closer to the realisation of Schouwbroek. Moreover, the agreement established with VanWonen and Van Campen means we can make the expansion of the housing supply happen. Leesten Schouwbroek will be a green and inviting neighbourhood with diverse housing. A wonderful place to call home for both first-time home seekers, families and seniors.”

Village-like layout and a new park
The final preliminary design and the visual quality plan for Schouwbroek were designed by BoschSlabbers landscape architects. A key feature of the plan is its green structure, with green spaces interspersed with housing. These residential strips will have a village-like layout, creating smaller neighbourhoods within the district. There will also be a large new park: Laakpark. It will provide space for cycling and walking, complete with shallow wetland areas and boardwalks. The characteristic ‘broeklandschap’ (low-lying area that is permanently wet) defines the area, with an abundance of greenery and water.

Next steps
The approved environmental plan is now available for public inspection. If no appeal is lodged with the Council of State, the sale of the homes will start in 2026. Construction of the first homes is scheduled to start in early 2027. More information: www.woneninschouwbroek.nl.
