VanWonen and FOUR-D acquire development location in KnoopXL Eindhoven

VanWonen, in partnership with FOUR-D, has purchased the Vierlander location. The existing complex is located on the street Fellenoord in Eindhoven, and is part of the KnoopXL plan area. For this development, Mecanoo will realize the urban development plan and the architectural details.

Icon on the new city boulevard

VanWonen and FOUR-D expect to develop approximately 250 homes at this location. On the ground level, there will be commercial facilities. Bart Arts, project developer at VanWonen: At the location of Vierlander, directly on the newest city boulevard of Eindhoven, a lively and sustainable icon will be realized. It will provide an attractive mix of living, working and facilities.” Paul Evers, on behalf of FOUR-D: “Together, as the frontrunner, we are realizing the first concrete development in the KnoopXL location. This location is also at an important intersection on Fellenoord and Kruisstraat, right across from Eindhoven Central Station.”

Development vision Fellenoord
Last March, the development vision for the area was unanimously adopted by the city council of Eindhoven. Commissioned by and in cooperation with the municipality, KCAP designs and manages the plans for the transformation of the current, mono-functional station environment into a future-proof, lively and mixed city district. In the development vision, various ambitions and themes in the field of sustainability come together: climate, energy and circularity. The aim is to make Fellenoord climate-proof and energy-neutral, with 100% energy from sustainable sources and new circular concepts for building materials. Fellenoord will be compacted into a highly urban mixed-use area with a new network of high-quality public spaces and paths for cyclists and pedestrians. The green banks of the Dommel river will serve as an urban recreational area.
“With this project, we at VanWonen are taking our first steps in North Brabant. Together with our partner FOUR-D, for whom Eindhoven is home. This joint project fits in with our VanWonen ambition to expand our area of operation in the south of the Netherlands”, says VanWonen director André ten Vergert.

Collaborating parties
CBRE researched and mapped the development potential for seller Fellion Investments, after which there were meetings with the municipality of Eindhoven regarding the feasibility. In addition, CBRE performed the Due Diligence work and accomplished the sale. Taylor Wessing provided legal support during the sales process.
