Langs de Weiden in Hasselt

Project update

In the Overijssel town of Hasselt, the new-build project Langs de Weiden (which translates as ‘along the meadows’) is being developed. This project, in the middle of the green countryside, will eventually comprise 42 homes. With a varied range of house types: for first-time home buyers, seniors, and everyone in between. From starter homes to semi-detached houses, detached houses and houses that are suitable for ‘ageing in place’. The homes will be sold in phases. The first phase has started; a diverse range of 17 sustainable homes. Frida Hoekman (Project Developer) and Francis van der Schoot (Sales Manager) know all the ins and outs of this project and tell us about it.


VanWonen has been active in this characteristic Hanseatic town on the river Zwarte Water (‘Black Water’) for many years, through the realisation of the Hasselt project Nieuwe Stijl. Now that the first phase of Langs de Weiden has begun, Hasselt is expanding further. This first phase will feature a mix of homes for first-time home buyers, families and seniors, with 6 semi-bungalows that are suitable for ageing in place and 11 terraced houses of various sizes. And with a price level that is friendlier than in nearby towns.

Something for everyone amid the meadows

Francis: “The main quality of this project is its location: beautiful and rural living amid the meadows. It benefits from the amenities of Hasselt, and is close to large cities such as Zwolle, Kampen and Meppel. In green surroundings, on the outskirts of Hasselt, set against an agricultural zoned area. Which means that the residents will always be able to enjoy an open view. The modern, warm architecture with wooden accents ensures that the houses fit in nicely with the surroundings.”
Frida adds: “We enjoyed working with the municipality: they set the requirements for the visual quality and the range of house types, while we looked at how we could add quality within these frameworks.” We wanted to create as much diversity as possible in this plan, in order to create a neighbourhood that offers something for everyone. In this first phase, we are building terraced houses and semi-bungalows that are suitable for ageing in place; in the following phases, we will add starter homes, detached houses and semi-detached houses. The mix of residents will create a nice dynamic in the neighbourhood. A market test will take place this month, during which we will ask interested parties about their preferences for the homes in the next phases. This is how we are building this wonderful new neighbourhood together!”

Going the extra mile for sustainability

Sustainability is one of our focus areas in every project; our ambition is to go the extra mile, beyond what is legally required. And that also applies to Langs de Weiden. “All homes will be zero-energy and gas-free,” says Frida. “Heating and cooling will take place via the floor and with a good heat pump. The residents will be ready for the future. The environment around the homes also reflects this. There will be nesting boxes in the walls and special roof tiles for sparrows (‘vogelvides’), allowing birds to nest in a safe space. Nature will also be brought into the neighbourhood by creating green spaces for kids to play and people to meet. The green bioswale stores rainwater and purifies it, after which the water infiltrates into the subsoil. The bioswale thus helps against flooding and drought. The front gardens will have low, green hedges and the back gardens will have screens of ivy, clematis and honeysuckle. A green mix that is not only beautiful to look at, but also supports the biodiversity in the neighbourhood.”

Langs de Weiden is developed in partnership with the municipality of Zwartewaterland, Weusten Liedenbaum Architecten, and construction company PHB Deventer. The sale of the homes in phase 1 has started. The site preparation will start in autumn 2023. Construction of phase 1 is expected to start in the first quarter of 2024.
