Lents Buiten Oost in Nijmegen
Project update
With Nijmegen’s river Waal in sight, the imagination flows freely as the neighbourhood of Lents Buiten begins to take shape. The project is part of the dike zone of the new Waalsprong district. The sale of the homes has just started. Vincent Reukers (Project Developer) and Martijn van Essen (Sales Manager) of the project team, are familiar with the area. What is the story behind this project development? With enthusiasm, Vincent and Martijn talk about the unique location. Here, 25 sustainable, attractive houses and 8 apartments will be built.
The beautiful view of the Natura-2000 area with the meandering Waal and - in the distance - Nijmegen’s city centre, makes this a sought-after location. “This is an extraordinary place to live. The development will be partly on the dike, and will therefore also reinforce this dike. It has been our aim to provide a green connection with the magnificent river landscape and sustainable living. A notable feature of this new neighbourhood is that the homes blend into the surrounding landscape through the use of natural and sustainable materials. These include wooden façades, special roof constructions, green roofs, and huge windows designed from the perspective of landscape architecture. And all the houses and apartments are gas-free and zero-energy,” Vincent points out.
Encouraging meeting others
Martijn continues: “The plan contains a lot of public green space. On the one hand, this is to give people a place where they can meet their neighbours, with an attractive park as the central heart of this neighbourhood. On the other hand, we want to promote diversity by bringing the flora of the floodplains into the neighbourhood. We have intentionally made use of height differences in the landscape, with beautiful areas of trees and shrubs between the homes.”
Developing in consultation
In all our projects, the VanWonen customer journey takes a central place, from start to finish. We develop in consultation, by involving future residents and the local residents in an early stage. “The information evening was well-attended; some 100 interested parties provided us with valuable feedback on practical matters such as a second bathroom on the second floor in the park homes. They also expressed their appreciation of the green aspect of this plan.”
On the way to start of construction
In the development of Lents Buiten in Nijmegen, architecture firm Mix Architectuur and builder KlaassenGroep are involved. The sale of the homes has started. Construction is expected to start in the first quarter of 2024. If everything goes according to plan, the first homes will be handed over in early 2025.
