Overbos in Arnhem

Project update

On the northern edge of the Arnhem district of Schuytgraaf, the Overbos project will be realized. It is a familiar environment for VanWonen; for many years now, the property developer has been involved in the development of this new housing estate of 6,750 homes. The completion is in sight, which makes Overbos one of the last chances to live here. The project team is enthusiastic about this sustainable and green plan. Martijn van Essen (Sales Manager) and Rob Dijkman (Project Developer) are happy to tell us more.


“Because of the wooden façades and the colours of the bricks, the 53 homes will blend into the green landscape. The diverse range of housing types consists of 26 owner-occupied and 27 private rental sector homes, in different price categories. Because the VanWonen customer journey is our starting point, we involve interested parties in the planning process at an early stage. From the very beginning, the plan was popular. The green character of the neighbourhood with its large variety of homes offers something for everyone. The sale has started last month,” says Martijn. And it has been a success: the first homes have been sold and all houses are ‘under option’.

Living on the green wedge

“Innovative, sustainable and nature inclusive - these are the key elements of the plan. There will be three residential environments, each with its own atmosphere: semi-detached houses on the main street, terraced houses on a cosy street, and terraced houses on the green wedge. This greenway between the terraced houses draws the nearby park into the neighbourhood, and creates a natural, car-free zone where people can enjoy the lush surroundings and neighbours can meet each other. Meeting each other is enhanced because everyone living on the green wedge has a front garden with a green hedge, and several homes are adorned with a pergola or veranda,” Rob points out. 
Together with the landscape architect, VanWonen looked at the best locations to create nesting facilities for birds and bats, to ensure nature inclusiveness. Thus, not only people will get to enjoy a wonderful new home; animals and insects will also benefit from their new habitat.

Circular awareness

Martijn continues: “Upon the handover, each resident will receive a material passport of the house. This specifies the materials used in the house. As one of our focus areas is sustainability, we see this as an incentive for circular construction and awareness on this subject. All private homes are energy-neutral (BENG 3=100%) and gas-free, and the sheds are covered with sedum.

This project was developed in partnership with opZoom Architects and Veluwezoom Verkerk Bouw. The sale of the homes has just started, with construction starting in the second quarter of 2024. The handover of the homes is scheduled for early 2025.
