Project update
The city of Deventer is expanding with the construction of Park Nova, which will create a healthy living environment for everyone. On Zwolseweg, 54 sustainable apartments are being built: for young and old, together or alone. Frida Hoekman (Project Developer) and Willeke Haasjes (Sales Manager) of the project team, take us through this plan.
The plan in Deventer is developed in between the green park with its iconic water tower and the landscaped roundabout, close to the river IJssel. “Park Nova can be seen as a miniature version of Deventer,” says Willeke. “It is intended for both the young and the old, whether living together or alone. At present, 16 apartments have been sold, 3 are ‘under option’, and several are still available. The enthusiastic group of buyers ranges from young singles, young couples, middle-aged singles and couples, to vital elderly people. This bodes well for a vibrant and social environment.”
27 of the 54 homes are in the medium-priced rental segment. And as such, everything comes together. Friday explains: “Before we started on the development and the drawings, we conducted an extensive survey to map out the wishes of the future residents. From this we learned that Park Nova could become a home for everyone, with an emphasis on coexisting in harmony. We translated this into a wide range of apartments, with different living areas and a shared roof garden to make it possible that people in apartments can enjoy ‘outdoor living’ too. The roof garden has been integrated into the design. A place to relax, unwind, or meet others.”
Healthy living environment
“After acquiring the site, we investigated whether the existing Carinova office building could be transformed into housing. Unfortunately, this turned out not to be a viable option. We started developing, with circular demolition as part of it so that valuable resources and materials are reused. Because meeting others, green spaces, and concern for the climate were part of the planning process from the very beginning. This has resulted in the communal roof garden, many nesting boxes for bats and swifts and, in addition to parking spaces, two shared cars. With Park Nova, we are creating a healthy living environment for everyone,” Frida continues.
Smart mobility
In line with this, each apartment is nearly zero-energy, and is equipped with an individual heat pump and three solar panels. Apart from the 54 apartments, Park Nova also features a social plinth level. Willeke says: This requires a smart parking policy. We looked into the parking needs of the future residents. This has led to ‘double use’ of available parking spaces. 57 parking spaces are available, which means there is ample parking for all residents in the evening. And during the day, when some of the residents are not at home, there is also space for people visiting the amenities in the plinth. Besides, not all residents have a need for their own car, it turns out. They choose public transport, ride their bicycles, or use one of the 2 shared cars we provide at Park Nova. Cycling is a popular option, especially because of the central location, near the historic centre of Deventer and all amenities. Each apartment will therefore have its own bicycle storage and there will be space for visitors to park their bicycles.”

Architectural firm Kristinsson Architecten and construction company PHB Deventer are involved in the development of Park Nova in Deventer. At the site of the former Carinova building, the demolition work has been completed and we have started construction. The handover of the Park Nova apartments is scheduled for the end of 2024.
