Tuyn in Arnhem

Project update

Near Arnhem’s green floodplains, the Schuytgraaf district is emerging. To the north, the Tuyn project offers a diverse range of 25 single-family houses. There will be detached houses, semi-detached houses, terraced houses and back-to-back houses: in an old farmyard. Rob Dijkman (Project Developer) and Martijn van Essen (Sales Manager) of the project team, take us through this plan.


“A green living environment that has a positive impact on the happiness and well-being of people and nature, that’s where we started from. That means spacious, sustainable single-family houses, inspired by the rural character of the region, with gardens. The steep roofs characterize the detached houses, and because of their unique location they overlook the floodplains,” says Rob. 

Country life in the farmyard

“The houses in the farmyard are also special. Their bricks will have a red colour, so that they match the existing farmstead ‘De Kroon’. Together with this farmstead, the back-to-back houses form an ensemble similar to that of a farmyard, with the private terraces flowing into the communal garden. A ‘cart track’ with parking spaces runs along the entire length of the yard. There will also be fruit trees and a wooded bank. The idea is that the residents will maintain the communal garden, a place where people can meet. Country living at its best, in the farmyard and in a communal green space.”

Martijn continues: “There is also a strong focus on sustainability. Tuyn will be a green, nature-inclusive neighbourhood. The landscaping is in keeping with the rural character: flowering, wild, berry-bearing hedges and fruit trees. The paving will also reflect the rural, green character, with green driveways and sedum roofs. Nesting bricks will be installed for birds, and boxes for bats. All homes are gas-free and zero-energy, which is accomplished through good insulation, solar panels, and green roofs. Upon the handover, each resident will receive a material passport of their home.”

Changing market requires flexibility

“Our way of working is based on involving people interested in buying at an early stage. This enables us to find out what people are looking for, so that we can include this in the development of a project. Especially in the light of the changing market conditions, it is valuable to keep communicating with each other and therefore also with collaboration partners, such as the municipality of Arnhem. They were willing to adjust the allotment where necessary to meet the demands from the market, so that we can offer a wide range of homes for a diverse target group,” Rob concludes.

Tuyn is developed in partnership with the municipality of Arnhem, MIX architecture and Reinbouw.
The sale of the homes has started. Construction is expected to start in the second quarter of 2024. The handover of the first homes is planned for early 2025.
