Each area development is unique. A unique identity gives meaning to a place or an area and incorporates existing values. Of the landscape, of the buildings, and of the (future) residents. Their housing preferences are at the heart of all our developments. In co-creation, we develop inclusive neighbourhoods. With affordable housing for all target groups. It is how we create vital living environments where everyone can live healthily.
Inclusive neighbourhoods
We are committed to ensuring that a significant portion of the housing in each neighbourhood is affordable. There is a variety of homes in different price categories. We take into account the guidelines set forth in the Dutch National Mortgage Guarantee (NHG), and the government’s affordability goals. Right at the start of a development, we involve the current and future residents, together with other local stakeholders. Community centres, shared facilities and activities encourage (future) residents to meet each other. It is how we connect people and ensure social cohesion. Our focus on social sustainability and inclusiveness leads to more well-being and better health among residents. In the first five years after the handover of the homes, we organise several connecting activities.

Participation and co-creation
From start to handover, we create ample space for participation. We do not work supply-driven, but from the demand of our customers. Co-creation is an integral part of the development process. In each phase, we focus on a specific group of participants. These are stakeholders from the city, the neighbourhood, local residents. Of course, the ultimate stakeholders are the buyers or tenants. Together with the future residents, we brainstorm ideas for the design of their homes and the overall living environment. We handle all property sales in-house and collaborate closely with builders. It characterises our style of developing: together we explore, analyse, create and make a home.

Living a vital life
Vital living environments that promote the health and well-being of people. That is what we stand for. Right from the design phase of a project, positive health is a key consideration. We encourage people to live healthy, be active, and connect with each other. With lots of greenery, we try to reduce (heat) stress. We are working to ensure that shared spaces and playgrounds are smoke-free, in line with the Smoke-Free Generation. To help improve the health of residents. Physically and mentally. Improved quality of life can bring about a reduction in healthcare expenses. Moreover, it helps people to be happier and more vital. Their resilience increases.
