VanWonen acquires two development sites in De Stelt Zuid from the Municipality of Nijmegen

Area developer VanWonen has acquired the development sites the Dijklandschap and the Plateau in De Stelt Zuid from the Municipality of Nijmegen. De Stelt Zuid is part of De Waalsprong: the new city district of Nijmegen on the northern bank of the Waal river. The acquisition marks a new phase in the housing development within the Waalsprong. A total of 80 apartments can be realised at the sites.


The acquisition resulted from a public tender. The municipality of Nijmegen and VanWonen have come to an agreement on the purchase contract.

The apartments we are going to develop here are in a unique location: within a lush green landscape and offering views across the Waal river and the city. And with all the amenities of Nijmegen Noord and the city centre of Nijmegen within easy reach.”

De Stelt Zuid development
The development aligns with the updated Nijmegen Environmental Vision (Omgevingsvisie), in which the city has chosen for a compact and sustainable future. This means that housing, employment and amenities will be situated close to each other, while simultaneously retaining and boosting the city’s green character.

Space for 80 owner-occupied apartments
The residential programme consists of 80 owner-occupied apartments in the private sector. The apartments will be spread across four small-scale apartment complexes that together form a building ensemble.

There will be approximately 60 apartments (3 buildings) at the Plateau and approximately 20 apartments (1 building) at the Dijklandschap. The size of the apartments will vary from 80 m² to 180 m². Parking will be provided under the buildings and along the existing dike. The apartments will be an important part of the future skyline of the Waalsprong.

Next steps
Over the coming period, VanWonen will further develop the initial plans in consultation with the municipality. Sales of the homes are expected to start in mid-2026, after which construction can begin in mid-2027.
