Green light for next phase of The Four: 306 homes on Fellenoord

VanWonen, the municipality of Eindhoven and the Fellenoord 2040 development company have signed the anterior agreement (agreement on cost recovery) for the project The Four (De Vierlander). This marks a major milestone toward the realisation of 306 homes and 1,500 m2 of commercial space on the street Fellenoord. The project is named The Four, a nod to its former Dutch name: ‘De Vierlander’. The iconic residential tower offers owner-occupied apartments, 72% of which fall within the affordable segment. Construction is expected to begin in early 2027.


Alderman Stijn Steenbakkers (area development Eindhoven KnoopXL and Brainport): “The first cranes are on their way to Fellenoord. Eindhoven needs a lot of new homes, and we’re going to make that happen in Knoop XL. Work is in full swing on both sides of the train station to speed things up. De Vierlander is one of the frontrunners in Fellenoord that’s ready to take flight. Thanks to the contribution from Eindhoven Bouwt Door and the Beethoven funding application, we’re ready to break ground on 306 new homes in the city centre, 72% of which fall into the affordable category. I am incredibly pleased with this next step. We are transforming a grey area that people currently just travel through into a vibrant, green district. A perfect place for living, working and recreation. Now it’s time to roll up our sleeves and get to work!”

Isidoor Hermans, director of the Fellenoord 2040 development company: “This beautiful VanWonen project is being built at a key location in Fellenoord: right where Woensel and the city centre meet. It marks an important step in bringing a healthy mix of residential, professional and social life to the district. The new green space near the building will enhance the area, offering a relaxing space for the new residents as well as for existing neighbours. And on the ground floor, there will be amenities that benefit the entire neighbourhood. We’re building a new city district where everyone will feel welcome.”

A vibrant city at your feet
The Four will feature 306 apartments in various sizes and price ranges: Studios for first-time home buyers, affordable one-bedroom apartments as well as two-bedroom apartments. The ground floor adds to the urban energy, offering space for amenities and new initiatives that breathe life into the area. Fostering a sense of community is at the heart of the design, with opportunities to connect with others in the shared space and on the sprawling communal roof terrace on the sixth floor of the building. Residents can securely park their bicycles in the underground parking facility. The green surroundings around the building are also ideal for socializing and relaxation.

Mireille Jeurnink, Director of Property Development at VanWonen: “With The Four, we will be bringing 306 new homes at the location of the Vierlander to the private market. A significant portion will be sold within the affordable segment. Combined with high-rise development at this location, it presents a complex puzzle, especially in the current climate. Thanks in part to the ‘Beethoven’ fund for accelerated housing, we can now kick off this project. A wonderful addition to the city centre of Eindhoven. The sales phase will begin soon.”

Meeting on Fellenoord and The Four
On Wednesday evening 13 May, there will be a meeting for local residents and other interested parties at CKE to discuss developments in Fellenoord. During this meeting, there will be the opportunity to discuss The Four with the developer, VanWonen. To ensure the construction work in this part of Fellenoord can be carried out safely, additional space is required around the building site. For accessibility purposes, a draft plan with alternative routes has been drawn up. The municipality will discuss this with local residents during the meeting.

Fellenoord in Eindhoven Knoop XL
At The Four, residents will be living in the heart of Brainport Eindhoven, a hub for innovative technology that offers a pleasant, well-connected living environment. The building is within walking distance of the (bus) station and the city centre. The Four is one of the first projects in the Fellenoord area development, part of Eindhoven Knoop XL. In the centre of the city, on the north side of Eindhoven Central Station, a tremendous transformation is set to take place by 2040. Currently dominated by office buildings and roads, this area will be transformed into a green and vibrant urban neighbourhood, with plenty of space for pedestrians and cyclists. Whereas only a few hundred people currently live in the area, 6,000 to 7,000 new homes will be added. Combined with the new housing on the south side of the station, Knoop XL will become home to approximately 16.000 residents. The municipality of Eindhoven and the Province of North Brabant have jointly established the Fellenoord 2040 development company to oversee and execute the area development.
