Dura Vermeer and VanWonen sign agreement with the municipality of Zwolle for 230 homes

The Municipality of Zwolle and area developers Dura Vermeer and VanWonen have signed a reservation agreement for the development of 230 homes in De Zuidpunt, part of the De Tippe district. The plan includes both rental and owner-occupied apartments, a large portion of which will be affordable housing. Construction is expected to begin in 2027.
On Thursday afternoon, 26 March, alderperson Dorrit de Jong, Tine-Loes Hemmes (Dura Vermeer) and Mireille Jeurnink (VanWonen) signed the reservation agreement for the new construction plans on two lots in the south of De Tippe. These are lots Z1 and Z2 in the De Zuidpunt neighbourhood. With this agreement, the land on these lots has been reserved for the construction plans of these parties.
Housing, healthcare and socialising
The two lots offer space for a mix of housing, healthcare, community amenities and commercial uses. A total of 230 new builds will be constructed here, a large proportion of which will be in the affordable category. These will include both rental and owner-occupied apartments, with 50 per cent being affordable, 30 per cent mid-range and 20 per cent high-end. The social housing apartments will be rented out by SWZ (via the Woningzoeker). The buildings will have a maximum height of eight storeys.
In addition to housing, there will be space for healthcare facilities and places for socialising within the neighbourhood. The plan includes scope for a ‘HOED’: a partnership for GPs under one roof. The developers also plan to build a Community Centre: an accessible, central meeting place for young and old. There will also be a public green space where residents can meet each other in the fresh air.
High demand for affordable housing
Alderperson Dorrit de Jong: “There is a high demand for affordable housing, and these plans address that need. These lots offer plenty of space for both social homes and affordable owner-occupied homes. Combined with the broader plans, this project caters to various types of home seekers; a large group of future residents will find a wonderful home here.”
Developers VanWonen and Dura Vermeer are currently working on the design of the buildings. The sale of the first homes is scheduled to start in early 2027. The construction phase is also expected to begin in 2027.
