Start of construction ceremony for 128 homes in the Groene Erven project in Nijmegen-Noord

On Friday afternoon, 19 June, Alderman Noël Vergunst, together with area developer VanWonen and Nijhuis Bouw, gave the official go-ahead for the construction of the Groene Erven project in Nijmegen. This new development comprises 128 zero-energy homes, designed by MIX architecture. The homes are situated in green surroundings and on the Oosterhoutse Plas lake in Koudenhoek-Noord. The handover of the homes will start in the second quarter of 2027.


Koudenhoek-Noord, nestled in the heart of the Waalsprong, is being transformed over the coming years into a delightful waterfront residential area. The Groene Erven project features five clusters (‘erven’ in Dutch) with homes, playfully placed within a gently sloping landscape and around a large green, landscaped field. This field, an important archaeological site, will remain undeveloped. Within the five clusters, residents will enjoy ‘garden nooks’, while ample public green space, alive with colourful flower fields and trees, embraces the entire development.

Miranda Venekamp-Brandt, Director of Marketing, Sales & Rental Operations at VanWonen: “Groene Erven is designed to cater to a diverse range of housing needs. There will be 82 single-family houses, 16 ageing-in-place homes, and 30 affordable terraced houses. While every home has its own lovely backyard, the surrounding greenery and low, natural property boundaries create an outdoor space that feels almost endless. The design of the development encourages residents to engage in shared activities, such as maintaining the public green spaces or organizing a neighbourhood barbecue. Maurice Lankheet, Development Manager at Nijhuis Bouw in Apeldoorn, adds: “Every home in this project is built to be highly sustainable and zero-energy, with high-quality insulation, smart energy systems, green roofs, and extensive use of wood as a sustainable building material. This significantly reduces CO₂ emissions. In addition, we are incorporating habitats for insects, birds and bats, which contributes to a biodiverse and future-proof living environment. All in all, it’s a wonderful plan with beautiful architecture, a spacious layout and a unique waterfront location. The future residents will have the best of city life and nature right on their doorstep.”

Project timeline
