There are 8.2 million homes on the Dutch housing market. The supply has been lagging behind the demand for years. Currently, there is a shortage of 400,000 homes. A whopping 5% of the current stock. And this number is increasing. The Netherlands will have 8.4 million households in 2024. With an additional one million households expected by 2050. VanWonen is working hard to accommodate this growth nationwide.

URBAN PARKS
Urban Parks ligt aan de rand van het transformatiegebied 'Plaspoelpolder' (2.500 woningen). Het programma bestaat uit circa 600 appartementen (huur en koop), circa 4.000 m2 commerciële voorzieningen, circa 225 ondergrondse parkeerplaatsen en 70 parkeerplaatsen in een parkeerknooppunt. De betaalbare- en middeldure woningen variëren van 1-kamerappartementen tot ruime 4-kamerappartementen. Start bouw medio 2025.

DUET Residential tower
In the railway station area, near the Waalfront (on the banks of the river Waal) and next to the Nieuwe Hezelpoort, Duet will arise. A contemporary residential tower with a total of 383 apartments in different price categories, and an underground car park for the city centre with 573 parking spaces. In total approx. 53,000 m² GFA. Duet will be a vertical city district with luxury penthouses and mid-range apartments. But also with 90 social rental apartments and affordable homes for housing association Portaal, and 40 student homes for SSH&. We will also develop at least 81 homes in the affordable segment for a (commercial) investor. The remaining homes will be in the non-subsidised sector. The municipal parking company will take over the parking facility. Expected sale of first homes: mid-2025.

NELSON
The iconic NELSON residential tower features 93 apartments, ranging from 50 to 120 square meters, across 15 floors. Area developer VanWonen has sold 60 apartments to Stienstra Wonen. The remaining 48 apartments in this project are for sale on the private market. In a prominent location along the river Rhine, residential tower NELSON marks the start of the new housing development along the Rijndijk in Arnhem. NELSON is nestled in greenery, with a distinctive appearance on all sides. There will be a car park with 101 parking spaces under the complex. The housing programme includes both rental and owner-occupied homes in various price ranges.

EBBINGEKWARTIER | Apartments
Residential building EBBE (in phase 9 of Ebbingekwartier) is located on Boterdiep in Groningen, and offers 32 one and two-bedroom apartments. The 6 types of private rental sector homes have a living area of around 52-84 m². On the ground floor is the Groningen VanWonen office. VanWonen sold the 32 private rental sector apartments and approximately 590 square metre of commercial space to the Bouwinvest Residential Fund. The 27 private rental sector apartments in EBBE II, situated on top of the largest single-storey underground car park in the Netherlands, were also sold to Bouwinvest Residential Fund. The apartments are spread over six storeys and have living areas ranging from 65 m2 to 95 m2.

Mixed-use development LANGE WEMEN
In Lange Wemen in Hengelo, the old Thiemsbrug shopping centre will be replaced by a new residential area, a new shopping centre with apartments and underground parking. This includes restaurant space of 720 square meter. VanWonen has sold this restaurant space to a restaurant entrepreneur. The 31 social rental apartments and 8 mid-priced rental apartments above the restaurant area have been sold to housing association Welbions. In total, Lange Wemen will accommodate 250 to 300 homes and 4,000 m2 of commercial space. Planned handover phase 1: October 2025.

PEGASUS
Pegasus is located on the former Binckhorst business park in The Hague. VanWonen has sold 300 social housing units to housing association Staedion. The plinth level features commercial spaces. On the top (22nd) floor is the office of NU Projectontwikkeling/VanWonen. The homes are intended for a mix of target groups: young professionals, first-time home seekers, and young people up to 23 years old. To address the housing shortage and make better use of the social housing stock, Staedion is offering ‘friends contracts’ for 26 homes, allowing two friends to share a social home.

OVERBOS
Overbos is situated in the Schuytgraaf district. VanWonen sold 27 private rental sector homes to Stienstra Wonen. The homes range in size from 115 to 129 square meters. There are also 26 owner-occupied homes: 6 semi-detached houses and 20 terraced houses. In five different housing types: mid-terrace houses, end-of-terrace houses and spacious semi-detached houses. This variety contributes to an inclusive neighbourhood with pleasant dynamics.

HART VAN DE WAALSPRONG
Grutto marks the completion of the new residential and shopping heart of Nijmegen-Noord: Hart van de Waalsprong. VanWonen has sold 46 social rental apartments in the Grutto building to housing association Portaal, and 1050 m2 of commercial space to Hans Geveling Vastgoed. The ground floor of Grutto will house HEMA and Kruidvat branches. Development combination Hart van de Waalsprong is a joint project of area developers AM and VanWonen. Construction of the complex has started. Handover is expected in spring 2025.

PARK NOVA
Park Nova will arise at the former office location of the Carinova care group. A unique, multi-sided building with diverse housing for young and old. There will be a total of 54 apartments for first-time home seekers, singles, couples, seniors and single-parent families. The homes vary in size between 56 and 97 m2. VanWonen sold 27 apartments to Stienstra Wonen. The remaining 27 apartments in this project were sold to private buyers. A private investor has bought the ground floor to establish a GP surgery and a pharmacy. The floors will feature 22 apartments in the medium-priced rental segment and 5 apartments in the private rental sector, as well as 27 owner-occupied apartments in various price categories.

KWARTIERMAKER
The Kwartiermaker project is located in Schuyts Kwartier, the newest neighbourhood of Schuytgraaf in Arnhem. Kwartiermaker consists of 43 owner-occupied homes and 21 rental homes with a robust, urban look. They are all ground-oriented houses. VanWonen sold the 21 rental homes to Daelmans Vastgoed. There is a variety of housing types: end-of-terrace houses, mid-terrace houses, semi-detached houses and terraced houses of three-in-a-row, varying in size from approximately 120 m2 to 187 m2. All homes have been developed to be energy neutral. The entire plan is nature inclusive and sustainable.

STADSHAVENS
Transformation of the former Damsterdiep and Eemskanaal. The project involves a total of approx. 2,400 homes, 30,000 m2 of business space for commercial and social amenities, and a ‘Port Park’. The range of house types is varied. There will be 360 social homes and 240 mid-priced rental homes. Housing associations Nijestee and Lefier will jointly realise around 500 (social) homes, while the market parties will realise around 1,900. VanWonen has a 30% stake in a joint venture with BPD and VolkerWessels Vastgoed. Start preparation of first building plots: spring 2025. Handover planned: spring 2026.

VIERLANDER
Vierlander is part of Eindhoven Internationale KnoopXL, on the north side of Eindhoven Central Station. It’s one of the leading projects in the area. The total scope of the project is approx. 25,000 m² GFA. There is space for bicycle parking and there is roughly 2,000 square metres for amenities and support services. The 283 apartments are affordable homes in the social and middle segment. Construction will start mid-2025.
