Back to projects The O-kade project in Groningen is a contemporary residential development located on Oosterhamrikkade, near the vibrant Ebbingekwartier and within walking distance of the city centre. The project comprises 81 owner-occupied homes, spread across two green courtyards, with a mix of apartments, terraced houses, maisonettes and penthouses. Ranging from 52 m² to 166 m², each home has been designed with sustainability and comfort in mind.

Cleanest swimming water
Right on the quay, you will find an ecological zone and the cleanest swimming water in Groningen. From this very spot, you can gaze straight into the city. A mere fifteen-minute stroll will lead you to the Martinitoren and the bustling Grote Markt – a place steeped in a long and glorious past, yet, much like O-kade, clearly oriented towards a beautiful future.
Wonderful architecture
Architect Bastiaan Jongerius’s magnificent architecture perfectly complements this historic location. In the 1920s digging commenced on the Oosterhamrikkanaal, a canal conceived to connect the city centre to the Van Starkenborghkanaal, a hub of rich trade and industry. Though the bustling activity along the canal has largely vanished, the residential developments, notably the O-kade project, are revitalizing the lively ambiance of the canal and its banks.
Living around two courtyards
O-kade consists of two courtyards:
- Courtyard 1 includes 20 apartments on Oosterhamrikkade, 5 terraced houses and 6 affordable owner-occupied homes located on a pedestrian-friendly street. This courtyard will be landscaped with abundant greenery.
- Courtyard 2 offers 40 apartments on Oosterhamrikkade, 5 terraced houses on a pedestrian-friendly street, and 5 more terraced houses situated on the parking deck. The ground floor houses the residential car park. The parking deck will also be landscaped with lots of greenery.
Bicycle storage will be conveniently located on the ground floor of all apartment buildings. Additionally, apartments with a living area exceeding 90 m2 are allocated a private parking space in Courtyard 2.
